Starting with no property experience, Andy and Callum went straight in at the deep end with a full HMO conversion in Luton while balancing employed jobs and running two property businesses at the same time: a land agency and an investment and development arm.
In this episode, they share why they skipped simpler strategies and chose to go straight into HMOs, how they viewed more than 30 properties before securing their first deal, and why they believe sticking to an area you know gives you a serious edge. You’ll hear how they lost their chosen property the first time around, bought it later for less, and used family equity in a creative way to secure the funding needed to complete the purchase and refurbishment.
Andy and Callum also open up about the reality of their first conversion, from structural cracks and rotten joists to party wall issues, contingency planning, and trying to manage a demanding build around their day jobs. They explain why trusted recommendations matter more than cutting corners, how building the right team helped protect the project, and why they now see bridging finance as a powerful tool when it is used properly and with the right margins in place.
