Property Developer of the Year winner 2024 Hardeep Toor presented the opportunities that commercial to residential conversions and HMOs offer to property investors. In this talk, he advised on carrying out these kinds of projects, as well as showing examples.

National Relationship Manager Dan Standing presented Shawbrook Bank’s approach to bridging loans and buy-to-let mortgages. For each type of finance, he explained their purpose, outlined Shawbrook’s offering, and gave an example property project.

Mo El-Moudallal, E&L Homes Ltd

Property Investor Mo El-Moudallal shared a range of property projects including short lease flats, updates to an HMO, title split and part-completed development, and commercial refurbishment. The projects showed what is possible in a range of situations.

Young Investor of the Year winner 2024, Mariam Radi, talked about different aspects of property investment, including adverse possession, freehold acquisition, leasehold acquisition, and auction purchase through the example of a commercial to residential conversion project.

Josh Knight, Octane Capital

Josh Knight, Sales and Marketing Director, presented on the financial support Octane Capital can give property investors, particularly talking about the “Landlord Developer”, refurbishment finance, and HMO conversions – giving different examples of loans Octane has provided.

Ranjit Sahota, Shawbrook Bank

Relationship Director Ranjit Sahota talked about Development Finance, discussing the kinds of development projects Shawbrook Bank lends on, the types of customers it looks for, and its lending criteria. He also talked about other types of lending the bank undertakes and its lending process.

Savoys Properties

Investors Savoys Properties presented commercial to residential conversions, explaining why it is one of their preferred investing strategies, giving overviews of previous projects, and explaining the Savoys Gamechanger process, with examples of HMO conversions.

Adriana Cafasso of Savoys North presented on HMO investing in the North of England. She explained the different types of HMO investing and shared examples of projects including mixed-use conversion, HMOs of different types, and commercial to residential conversions.

Sean Mansfield, Capital Value Surveyors Limited

Surveyor Sean Mansfield gave a presentation about HMO valuations. He dissected what Market Value means, gave an overview of the types of HMOs, and outlined the considerations that go into valuing HMOs to inform the evidence-based approach valuers take.
